Client Concern:
Homeowner reported persistent odors and musty smells originating from the crawlspace area, likely due to excess moisture, poor drainage, and organic growth caused by recurring flooding and poor ventilation.

Objective:
Eliminate odors and mildew issues, flood-proof the crawlspace, and create a healthy, dry, and encapsulated environment to protect the home's structure and improve indoor air quality.

The project involves a full crawlspace remediation and flood-proofing system to eliminate odors and moisture issues. Work includes soil regrading and installation of a buried 3” perforated PVC drainage system with gravel and fabric, a SmartSump basin with a Zoeller sump pump, and an UltraSump battery backup system. The crawlspace will be cleaned and disinfected by hand, followed by the installation of drainage matting, a full CleanSpace encapsulation system, and R-Tech rigid foam insulation with radiant barrier. Three dehumidifiers will run for 72 hours to dry the area, with sump discharge directed to a curb cut. Additional plumbing work is included as needed.

Flood proofing consultation

Client is in the process of purchasing this home. There is dampness under the house and keeps flooding after the rains. There are 2 sump pumps but do not seem to be working properly if at all. We submitted our findings and they were very appreciative and will keep in contact. Below are the findings.

Findings
1- Standing water (discoloration occurring blue/green/brown/ throughout crawlspace causing increased water evaporation and mold risk, visible water line shows max height of standing water reaching 4”-8” above subarea grade .
2- Water intrusion from open grout lines at foundation base and open 3” pipe penetration holes at foundation
3-Sump pump basin both are tank style which do not allow water entry from saturated surrounding soil
4-Sump pumps aren’t gfci protected also they both have no light switch at crawl space entry to travel to crawlspace equipment in the dark
5-Sump basin has not been connected to any sub-drain features that would carry water from foundation perimeter to these sumps
6-Discharge lines aren't buried as they leave crawlspace vents to the creek which allow for tripping and fall hazards
7-Crawlspace insulation is falling down and torn in 5 major areas and 6-8 minor areas, which appear to be were previously electrical , HVAC and plumbing work was done.
8-Sump pump in front isn't functioning, both pumps appear to be beyond their respective service life
9- Rear down spout was flood tested and water didn’t drain or appear in front driveway as expected and maybe blocked
10-Rear faulty grade at landscaping slopes towards x4 vents at negative grade
11- No backyard surface drains were noted which would drain storm water to street
12- Crawlspace square footage to bent ratio leaves crawlspace-20% under ventilated.
13- Crawlspace pressure treated support pads appear to be water damaged and support jacks have major to moderate rust.
