Property Concern:
The homeowner contacted us due to extensive water damage, visible mold growth, and poor air quality within their crawlspace and lower interior living spaces. The existing sump system was failing, drainage was inadequate, and the area lacked vapor barriers and insulation. The home also experienced odors, high humidity, and suspected mold intrusion into the first floor.
Scope of Work Performed:
We installed a 100-ft subsurface drainage system using perforated PVC pipe with gravel and filter fabric, along with a new SmartSump basin and pump system. Drain lines were routed beneath the foundation and backfilled with concrete. The crawlspace was covered with 1,100 sq. ft. of drainage matting and 1,600 sq. ft. of CleanSpace encapsulation, including wrapped piers. Dehumidifiers and air scrubbers were used for a 4-day dry-out, followed by moldicide treatment of the subfloor and framing. Additional upgrades included R-6 insulation, a new 20-amp GFCI circuit with lighting, and thorough interior mold remediation, including deep cleaning of all surfaces, ductwork, and high-reach areas. A temporary fan system was installed for air testing and ventilation.
Outcome:
This project transformed a damp, mold-prone environment into a clean, sealed, and conditioned crawlspace. Strategic drainage and vapor control eliminated water intrusion risks, while active dehumidification and mold remediation improved indoor air quality. The client now benefits from a healthy and moisture-free foundation, enhanced HVAC performance, and peace of mind with a fully protected subarea.
